How can I compare cost per square foot?
Deciding on a builder based on its cost per foot can be tricky and potentially very misleading. It can be used for generalizations but thats it. Keep in mind that some builders include site costs (well, septic, landscape, driveway, fill and excavation, etc.) in their numbers and some do not. It really comes down to what you put in your home. A friend of mine used to respond to the question of how much per foot does it cost to build by asking what a bag of groceries cost. It depends if you have ramen noodles in it or a couple good steaks!
Can I get an itemized price list?
We want to provide you with a "turn key" home. We can pull out costs for some primary items like flooring, cabinetry and landscaping but we do not itemize beyond that.
How can I avoid cost overruns?
Eliminate allowances and have a firm price from your builder before signing a contract. At Miller Brothers we sometimes say that we build a house twice. First on paper and then on site for real! We tend to spend more time with our clients before we break ground than other builders do. Our goal is to have all decisions made and products specified before signing a contract so that you know going in exactly what your home will cost.
What are my financing options?
We have relationships with several local reputable banks that you can work with. We discourage use of large national banks and online lenders as their service is typically not what you can get from a good bank in your own community.
How can I build a home while I still own my existing home?
Many banks will give you a bridge loan depending on your credit score and down payment available.
Where do you build?
We build in Southern Michigan and Northern Indiana. Typically we like to stay within a 60 minute drive from Goshen.
Do you build on my land?
Yes!
Do you have floorplans or do I need to bring my own?
We have many floorplans you can choose from. We can also customize any of our plans to fit the needs of you and your family. We are a design/build company and can create your dream home from even a basic sketch that you bring in. (True story - we designed a home for a couple who brought in a pencil sketch that was on the back of a small sheet of vinyl flooring!)
